285,000 SF Warehouse Roof Replacement A Success

During the 4th Quarter of 2010, Innovative Roofing Group is pleased to have completed a successful project for Piedmont Office Realty Trust in Duncan, South Carolina.

The 285,000 square foot project required critical attention to both the owner's timetable and specifications, while working with the ongoing operations of the buildings occupant.

The project included complete tear-off of the existing roofing, repair and replacement of steel deck, and reroofing with new insulation and TPO membrane. New coping and metal accessories were also installed.

The project involved coordination on many levels to assure successful completion by year-end 2010. Innovative Roofing Group built a project timeline that would meet the goal. Once the go-ahead for the project was given, Innovative Roofing Group fast-tracked several items and worked with the major manufacturer, GAF, to bring the needed materials in quickly. Tools and equipment were brought in and work began within 10 days.

From the start of the project to completion, Innovative Roofing Group and our superintendent Teri Stallion had constant contact and communication with the tenant. The tenant fully occupied the building and was entering a busy year-end season with 2 shifts operating. Coordination included delivery of materials and setup of trash removal, staging, and daily establishment of rooftop work areas. Innovative Roofing Group and the tenant worked together to keep business operating with minimal disruption. Special care and attention were needed over sensitive areas of the tenant's operations and Teri worked with her onsite contacts to schedule these areas for weekends and off hours.

Coordination continued with the owner and their consultant, Williamson and Associates, during the duration of the project. Weather was a major concern, and work and crews were scheduled to make maximum use of favorable weather windows. Periods of bad weather prevented roofing during certain periods to minimize disruption to tenant operations. Regular reports were provided to the owner, building manager, and consultant, keeping them up to date with progress.

Innovative Roofing Group is proud the project was brought in ahead of schedule by almost 2 weeks, even given some weather delays. The finished product has been inspected by both the consultant and the manufacturer, who both gave the work their highest quality ratings.
